TAX SALES ARE CONDUCTED IN PURSUANT TO THE PROVISIONS OF THE OHIO REVISED CODE. TAX SALES ARE HELD ON WEDNESDAYS AT 1:00PM ON THE FIRST FLOOR OF THE SCIOTO COUNTY COURT HOUSE, 602 6TH STREET, PORTSMOUTH, OHIO 45662.

 

THE OFFICIAL LISTING OF UPCOMING PROPERTY TO BE SOLD AS THE RESULT OF THE OWNER FAILING TO PAY PROPERTY TAXES (DELINQUENT LAND TAXES) CAN BE FOUND IN THE SCIOTO VOICE NEWSPAPER AND ARE ADVERTISED EACH THURSDAY FOR THREE CONSECUTIVE WEEKS PRIOR TO THE DAY OF THE SALE

CONDITIONS OF THE SALE​

PER OHIO LAW, ANYONE THAT COMES TO PURCHASE DELINQUENT TAX PROPERTY MUST BE CURRENT ON THEIR PROPERTY TAXES. YOU WILL NOT BE PERMITTED TO PURCHASE DELINQUENT TAX PROPERTY IF YOU OWN REAL PROPERTY AND OWE DELINQUENT REAL PROPERTY TAXES.

IF YOU PURCHASE PROPERTY AND OWE DELINQUENT PROPERTY TAXES, THE SALE WILL BE VOIDED AND YOU WILL FORFEIT THE DEPOSIT MADE ON THE PARCEL OR PARCELS.

THOSE WHO PURCHASE PROPERTY AS THE RESULT OF THE OWNER FAILING TO PAY PROPERTY TAXES (DELINQUENT LAND TAXES), SHALL BE REQUIRED BY LAW TO PLACE A DEPOSIT DOWN IN THE AMOUNT OF 10% OF THE SALE PRICE.

 

THE REMAINING BALANCE SHALL BE REQUIRED UPON DELIVERY OF THE DEED. ALL SALES STIPULATE, "BUYER BEWARE", AS THIS SHERIFF SALE OPERATES UNDER THE DOCTRINE OF CAVEAT EMPTOR. THE SCIOTO COUNTY SHERIFF'S OFFICE MAKES NO GUARANTEE AS THE STATUS OF THE DEED PRIOR TO THE SALE, AND SUGGEST YOU DO A DEED SEARCH PRIOR TO BIDDING ON THE PROPERTY.

 

ONLY REAL ESTATE TAXES DUE ARE PAID FROM THE SALE PROCEEDS. IN OHIO, REAL ESTATE TAXES ARE PAID A YEAR BEHIND AND ARE NOT PRORATED. THE NEXT REAL ESTATE TAX BILL YOU RECEIVE WILL BE FOR THE PREVIOUS YEAR AND YOU WILL BE PAYING THE TAX FOR A PERIOD OF TIME YOU WERE NOT THE OWNER OF THE PROPERTY.

 

IF YOU ARE THE SUCCESSFUL BIDDER, A DEED WILL BE PREPARED BY THE SCIOTO COUNTY SHERIFF'S OFFICE ONCE A COPY OF THE CONFIRMATION IS RECEIVED FROM THE CLERK OF COURTS, WHICH IS NORMALLY WITHIN THIRTY TO SIXTY BUSINESS DAYS. THE SHERIFF'S OFFICE WILL CONTACT YOU WHEN YOUR DEED IS READY TO BE PICKED UP. TAX SALE DEEDS ARE NOT TRANSFERRED OR RECORDED INTO YOUR NAME WHEN YOU RECEIVE IT. YOU WILL BE RESPONSIBLE FOR TAKING CARE OF THE TRANSFER AND RECORDING OF YOUR DEED AFTER IT IS PICKED UP.
